I work for a mortgage company that primarily gives home loans to families and individuals, but we also broker out Commercial Loans. So, what's the best way to pick up Commercial Leads?

3 unit & 2 unit buildings for purchase....residential vs commercial loans?
Does anyone know a specific difference, or a ball park figure for the difference in a loan once it goes to a commercial investment. I'm looking at a 3 unit building and a 2 unit building right next door to each other. If i both both I'll I think I might need a commercial loan? Is that correct.....any help would be great!

What are the current maximum LTVs allowed by state on commercial mortgages?
I know that states like Florida and Arizona now have their current maximum LTVs at around 65% for conventional commercial-commercial and residential-commercial loans. But I was wondering, is there an easy way to find out the average max LTV allowed for these types of conventional loans by state? This information would be very helpful to know before submitting an offer on a property. Thanks in advance!

Remedies for poor bank accounting in commercial real estate loan. Any federal recourse ?
The bank repeatedly doubled up the amount of interest reserve used each month and also doubled up the amounts of each construction draw. When the constuction funds and interest reserve ran out, the bank foreclosed and refused to correct their accounting even though we brought it to the attention of their construction specialist and the CEO. Are there any federal remedies like truth in lending for commercial loans ?

What books or sources will help me the most as a Commercial Loan Coordinator?
I'm starting a new position tomorrow as a Commercial Loan Coordinator and I want to gain as much knowledge as possible. I think I will fit into the position well but I don't want to do a good job, I want to do an outstanding job. Can anyone tell me a good book to read that will help me gain knowledge in the field. Can I deduct interest paid by my condo association on a commercial loan?
I just received a letter from the condo's CPA. This letter states the total interest paid on a commercial loan for 2008 by the condo association where I own. Is this deductible? Thanks.
The total amount is broken down into amount per unit.

Can I use a mortgage instead of a commercial loan?
I know any property with 4 units or more is considered a commercial property. That being said, can I apply for a regular mortgage for a property that has 3 units or less, or do I still have to apply for a commercial loan?

Is a rental house bought with a commercial loan taxed differently than one purchased with a normal home loan?
I financed 100% with my partner through a commercial loan because it was unsecured and simple. It's a house near an industrial area that we were going to rezone and sell commercial. However, the costs associated with rezoning were excessive and now I would like to just sit on it for a while but we are paying high commercial loan rates and I would like to get the monthly payment down.

Can you obtain fixed rate loans for multifamily apartment complex purchases over 4 units?
I heard that once you go over 4 units, the loan is considered a commercial loan and banks require adjustable rate mortgages and possibly more money down. Any input appreciated.

Where can I find rules regarding commercial loans, proper forms, and disclosures?
If a Kansas bank issued a secured commercial loan in 2006 for a property located in Missouri, should the bank have used Kansas or Missouri loan documents? The loan docs and modifications were signed in both states. All of the property is located in Missouri. I am looking for a specific statute, regulation, or similar rule that can be used to substantiate your answer. Thanks so much!
In Missouri, the only documents that are recorded are the Deed of Trust and Assignment of Rents. The Recorder of Deeds only verifies that the lender complies with its office rules regarding margins, page numbers, property legal descriptions, etc. My question refers more to the actual loan documents such as the promissory note, commercial security agreement, etc.
I can find a lot of rules as they relate to consumer loans, but I am looking for commercial or business loan rules. I appreciate the help!
