Can the broker hold a loan officers license while a commercial loan is in the pipeline. When the loan officer does not want to close with the current company? also, can i move the loan to my new company?

3 unit & 2 unit buildings for purchase....residential vs commercial loans?
Does anyone know a specific difference, or a ball park figure for the difference in a loan once it goes to a commercial investment. I'm looking at a 3 unit building and a 2 unit building right next door to each other. If i both both I'll I think I might need a commercial loan? Is that correct.....any help would be great!

Should I go with a small business loan or a commercial loan?
I am wanting to purchase a truck and trailer. Should I get a small business loan or a commercial loan. I am wanting to drive for myself not somebody else. I have an idea on want to do as far as truck driving and I have the experience to do so, just not sure as to which route I should take. HELP, please.

I am a loan processor, and to my understanding, the URLA (residential 1003) is useable for both commercial and residential. An LO is saying otherwise. Do I need a dedicated commercial app. for Fannie or California DRE compliance?

How do you get a mortgage or commercial loan for an apartment building without a lot of capital?
I have found a good business opportunity in a 6 unit apartment building however I am short on capital. Are there any inventive ways to receive funding for such a venture? How did you find the money to buy an apartment building?

I have a commercial loan on an apartment building. What is a better deal for refinancing?
current terms are 10 year Amortization with a 5 yr balloon with an interest rate at 8.125% (approx 500,000)
can refi with another lender with same terms with 8.00% (approx 480,000)
or can refi with original bank at 7.625% with one year of the original note being paid down already?

My lender just gave me a good faith estimate 7 days before closing. The rate is not what he told me.I have been asking for a month for one. What is the law on commercial loans??

Anyone know of a good inexpensive way to learn Commercial lending?
I have done residential mortgages in the past, and would like to get into Commercial loan brokering. If I could find some inexpensive materials that would teach me how to evaluate a loan or put together a package, etc...it would be tremendous.

Can you obtain fixed rate loans for multifamily apartment complex purchases over 4 units?
I heard that once you go over 4 units, the loan is considered a commercial loan and banks require adjustable rate mortgages and possibly more money down. Any input appreciated.
