would surveyors come unannounced? i've recently applied for a homeowner loan and learned that the house needs surveyed. just wondering if surveyors do give definite dates or just come unannounced. i don't want to be stuck in the house just waiting. also, any quick fix ideas on how to add value to the house? thanks

A basic survey doesn't require an internal inspection, so they will just arrive & survey the propery from outside. If they are carrying out a full survey they will need access to your house, they will call to arrange an appointment. 10 litres of magnollia paint, new flooring through out & a tidy garden, should increase the value.

There are different types of surveys that may be done, such as an automated survey, which is a rough estimate of the value of the house using comparables from houses of the same type that have sold in your area, they could also do a drive by valuation where they just drive by and look at the house, and then there is the type of valuation where they want access to the property, be it for a basic inspection or a more thorough one, if they need access to the property then they will phone you or who ever to make an appointment so they can get access to the property, they may only give you a window of time though, maybe between 12 and 4 but you will definitely get a date.

Curb appeal(landscape), fixtures, cabinatry, carpet, and floor. Replace or upgrade the things above, and it will definatly not only pay itself of but add enough value to give you more profit.

surveyors?? In the US, for simple lot corners often the lines markers are already there and will need to be found with a metal detector, or even with the new GPS system, Most home owners here have a general idea what the boundaries are.. If in doubt, look where the neighbor mows,, that i his, the rest is yours, for not many people will mow any more than they have to. I think the term surveyor and appraiser is a little mixed up here. Maybe in the UK an appraiser is called surveyor too?? They will not call if outside access only, unless you have a big fence. most times. Inside you will be notified

Hi Surveyors will always make an appointment, unless they do a "Drive by" this is usually done for a small loan. If you are saying that you want quick ideas to get the surveyor to increase the value of the house, then don't bother, he will only be looking a the value of the building, bricks and mortar, not on the wallpaper or carpets.
