where can you find home mortgage loans for under $50K?
Most mortgage companys won't talk to you if the loan amount is less than $120k.

Just keep trying, some one will give you a loan. Have you tried going to your bank? there is a differece between a bank and a mortgage company. You may find the rates and options at a bank better abd easier than a mortage company.

Don't go to internet lenders, most won't talk to you for less than $100k. Go to local lenders in your area.

Lots of lenders have lower minimum loan amounts. Typically you'll have better luck with local banks and credit unions on amounts under 50k

actually it's around 80k....but the rates/costs may be higher as your loan will make them that much money

Hard money lenders.
Go into your local newspaper and look under the money loaned section.
You will pay a high interest rate, but a hard money lender will do the loan.
