What lenders offer zero down mortgage loans?

The only ones possible are USDA for rural properties and VA loans.

VA mortgages have been that way for years so if you qualify that would be the way to go. I personally do not recommend loans in which the buyer has no investment in the real estate because he or she takes no risk and without having something to lose it is easy to walk away.
This works against the buyer in the long run because the necessary habits of delayed gratification have not been formed. These habits form a foundation of staying power to see the loan paid off in timely payments.
If you don't have savings in order to purchase real property then you will have difficulty keeping up with the many financial demands of being a home owner. The day after closing there will be something to repair, improve or change. You will spend more time in home improvement stores than you ever thought possible.
