Can you refinance a 1st mortgage and 2nd mortgage without equity?
I own a single family property in IL. I have a 1st mortgage that was 100% LTV that was used to purchase the home and a 2nd mortgage that is a 120% LTV that was used to consolidate debt. The value of the home is about $40,000 short of what I owe based on both loans. I want to refinance my 1st mortgage which is at a rate of 7.25%. Is this possible?

How can I force my ex to refinance the home now?
I have been going through this divorce for over 4 months now and I have been forced to live off of credit cards because my ex refuses to unlock my funds. My attorney is a wimp and has no knowledge. He tells me we have to wait until the final court date, but there has got to be a way to force my ex to refinance our home now. He said he's going to do it to buy my out, but he's just sitting on it and not doing it. How can I force him too?

How and when can you refinance a auto?
Is it a good practice to refinance a car or truck. I recently purchased a home and the payment is somewhat large. I was in need of transportation before I purchased the home. I was thinking It would hinder the mortgage process if I bought a new vehicle before the house. I want to know is it worth refinancing the auto to make my money and budget work out. I did not buy this auto just to be buying, I bought it because of need and the condition of my 92 van is horrible. There is no heat and many other things.
Any advice is appreciated.

What does your credit score have to be in order to refinance?
To make a long story short, My grandmother bought our house in her name because my husband and I didn't have enough credit. The plan was that after 2 years we would refinance the house into our names (we have been making the mortgage payments). So when the house was purchased, we made the mistake of getting an adjustable rate instead of fixed, and our monthly payment has gone up $300 already. We desperately need to refinance into a fixed rate before our monthly payment goes up again in February. If we aren't approved, we will have to sell the house. I don't want to mess my grandma's credit up, so selling the house would be our only other alternative. Any advice on what I should do?

How can one refinance a house with negative equity?
My ex wife lives in the house we owned when we were married. Since the divorce, she had to refinance the mortgage due to financial difficulties. Right now I believe she owes more than the house is worth on the open market. She still has financial difficulties having a large amount of debt in addition to the mortgage. Does she have any options in trying to rid herself of this house to move into a smaller, more affordable one? If she sells the house at a loss, is she required to repay the difference back to the bank or mortgage holder immediately? What options might exist for her to rid herself of debt besides bankruptcy?

How do you refinance an upside down mortgage for a manufactured home?
My husband and I bought a manufactured home back in 2001. Unfortunately, we were very inexperienced and did not understand that having money down at closing was so important. At the time, we also had bad credit, but the dealer was determined to sign us. We ended up buying down 7 points and rolling it into the cost of the loan along with the other closing costs in order to lower our interest rate into something we could afford. It was lowered from 12.5% to 10.75%. We have always made timely payments for the last 6 years, but would like to refinance to get the incredibly high interest rate down. Our current lender says that 10.75% is their lowest rate, and our credit union won't finance due to the negative equity. The house is appraised at $81,000 and we still owe $92,000 on the loan. I've heard that there are loans available for 125% of a home's value, but not if it's manufactured. Does anyone know of any alternatives or have any useful suggestions to help us?
Also, just to clarify, the house is attached to a permanent foundation on a piece of land that my husband and I own.

Is there any reputable mortgage companies that will refinance people with not good credit?
My husband and I are so tired of dealing with shady refinance people. We know that our credit is not good (550's) but is there anyway we can still get a halfway decent refinance? We have not had any issues paying our mortgage on time since 2004, but we have hard a hard time catching up on other past due accounts. We want to refinance and get a little money out so that we can hopefully pay off all of our debt and start fixing our credit. I just don't want to get screwed by junk fees, unneccessary closing costs and a rate that kills us every month. Is this even possible?

Do we have to have a home inspection to refinance our mortgage in MO?
We're hoping to refinance as fast as possible and would rather skip the inspection, since we had one when we bought the house two years ago... and we'd rather not have to pay for another. Can we skip it or will most companies require it?
Someone mentioned that an appraisal, but not an inspection is necessary--I'm sorry, but what's the difference, I honestly don't know? Don't they both involve hiring someone to come in and look the house over thoroughly?
