Do we have to have a home inspection to refinance our mortgage in MO? We're hoping to refinance as fast as possible and would rather skip the inspection, since we had one when we bought the house two years ago... and we'd rather not have to pay for another. Can we skip it or will most companies require it? Someone mentioned that an appraisal, but not an inspection is necessary--I'm sorry, but what's the difference, I honestly don't know? Don't they both involve hiring someone to come in and look the house over thoroughly?

Are you thinking of an appraisal? Your Mortgage company will more than likely require one unless your LTV is very low. Home inspection - no.

A home inspection looks for the major problems with the house. It is a detailed inspection of the home. It does not give value to your home. An appraisal gives the value of the home in the current market based on square footage, age, homes around yours, etc. You probably need an appraisal in order to refinance.
